The Windsor Hills Resort is the closest guard-gated residential community to Disney. This resort-style estate features a 10,000 square foot clubhouse with a high definition surround sound movie theater, tennis, volleyball and basketball courts, pool tables, foosball tables, ping-pong tables, and arcade games, a fitness room with state of the art equipment, sundry shop, putting green, a large community pool (heated in season) with fountains, heated spa, and 2-story kid's water slide, and a children's playground with large play fort and slides… The very best of it's kind! Windsor Hills Resort: Ethan's Disney Dream House Rental Agreement
General Terms:
The signing of the booking form confirms the acceptance of the terms and conditions set forth below and shall be binding on all the persons intending to occupy the property whether or not said persons have signed the booking form. It is understood that all persons have read and understood the terms and conditions posted on thethis website at the time of this booking.
Restrictions
“Parties” are prohibited in, at, or around Ethan's Disney Dream House. There can not at any time be more than 12 people in the property. Pets and animals can never be kept at or visit the property. Smoking is prohibited inside the property and outside if the windows or doors are open. Any violation will result in 100% forfeit of the security deposit in addition to applicable damage or excessive cleaning charges to the credit card on file.
Rental Period and Occupancy:
The rental period runs from 4pm EST local time on the day of arrival until 10:00am local time on the day of departure. Unauthorized early arrivals or late departures will result in additional charges. The property may only be occupied by a maximum of 12 total persons (children and adults) per Florida law. The accommodations are booked solely for persons named on the rental agreement, and the owner or management company reserves the right to refuse entrance to any parties not so named. The property is fully licensed for short-term rental in the State of Florida. Everyone occupying the house, including ages, must be listed on the booking form including small children and infants. It may, on occasion, be necessary for staff or agents of the owner or management company to enter the premises in order to perform routine maintenance or repairs. Late checkout will incur a $150 late checkout fee unless arrangements have been made in advance.
Rental Payment:
A 30% deposit is required at time of reservation to confirm and hold the reservation. All reservations must be paid in full 45 days prior to the date of arrival or they are subject to cancellation without notice. Reservations for an arrival with 45 days window must be paid for in full at time of reservation. If paying by credit card, your credit card will be charged at this time. If payment is not received, your reservation may be cancelled and your deposit may be forfeited. No reservation is confirmed or guaranteed until the booking deposit is paid.
Security Deposit:
A credit card number must be given for all reservations to act as a security deposit ($500). The deposit is NOT applied toward rent; however, it is fully refundable within forteen (14) days of departure, provided the following provisions are met. 1.No damage is done to unit or its contents, beyond normal wear and tear. 2.No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. 3.All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher. 4.All doors and windows are closed and locked. 5.All charges accrued during the stay are paid prior to departure. 6.No linens are lost or damaged. 7.The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by Windsor Hills. 8.No Video games and systems are lost or damaged. 9.A $150 fee will be charged for non-prearranged departures past 10 am. 10. NO SMOKING and NO PETS in the house. The property should be left clean and undamaged. If the property is not left in a suitable condition, it may be necessary to charge the security deposit for costs to cover extra cleaning or damage / repairs.
Liability Limitations:
The Owners and Management Company of the Property accept no responsibility whatsoever for the death, personal injury, accidents, loss, or damage to persons or personal property and/or personal belongings however caused. The use of all accommodations and all amenities, including the swimming pool, hot tub, and all other facilities is entirely at the users own risk. Children must be supervised at all times by responsible adults when using the swimming pool. Glass is not permitted within the pool area. The Owners and Management Company cannot accept any liability for any loss of rental time due to travel problems, flight delays, cancellations, terrorist acts, industrial disputes, weather related events including hurricanes, any events outside of our control, including any form of Force Majeure. The owners cannot accept any liability for failure of public supplies / utilities such as water, gas supplies, electricity, phone service, internet service, cable TV service, gas supplies or of air conditioning supplies or pool heaters. Nor do we accept liability for the consequences of the actions or omissions of others that may supply or control main services, or any actions taken in the vicinity of the property by any authority over which there is no control.
Cancellation:
All cancellations must be received in writing and confirmed. In the event that a guest cancels a reservation, or the owners or management company have to cancel a reservation due to non-payment of the balance due within the time allowed before arrival, cancellation charges will be made as follows:
- More than 10 weeks prior to the arrival date: 10% of total rent or $250 whichever is greater.
- Between 7-10 weeks prior to the arrival date: 30% of rental amount.
- Less than 7 weeks before arrival date: 100% of rental amount.
Governing Law:
All reservation of the resort accommodations and the use and occupancy of such accommodations shall be governed by the laws of the State of Florida. All disputes between owners and renters shall be subject to the exclusive subject matter and personal jurisdiction of the courts in Madison County, Alabama. In the event of litigation between renters and owners, the prevailing party shall be entitled to all costs incurred, including legal fees.

5/18/2010- The Best Part of Our Disney Vacation!
This vacation home was just as incredible as the descriptions. We had two families staying here, including three girls (4, 7, 7) and two boys (6, 8). The princess room (complete with dresses and dolls) was a big hit with the girls, and the Star Wars room was a big hit with the boys. The two master bedrooms were also great for our two families. There was plenty of space to eat and prepare meals to take to the park. The pool was a huge hit after a hot day in the parks, as well. It was nice to come home and cool off in the afternoons or evenings. The hot tub part of the pool was nice on tired feet at the end of the day, too! The theater room was a wonderful plus, as we often put in a Disney movie before bed to calm all the kids down from the day, while the parents cleaned up after dinner. During our morning preparations, the kids often played with the toy kitchen or the air hockey table there. The playstation 3 in the main living area had several movies on the hard drive, and we enjoyed several of those during the week as well.We also were appreciative for all the little things families can use, such as strollers and beach towels. Our stroller was taken at WDW (presumably by mistake) and never returned, and thankfully, we were able to use one of three umbrella strollers at the rental home. We were also glad to have the washer and dryer available during our stay.We had stayed as Windsor Hills before, but in a condo rather than a home. It is one traffic light from the main entrance to Walt Disney World. The farthest park is 14 minutes from parking lot to driveway, most of driving on Disney property. Windsor Hillss has many great amenities, too, although you won't need them staying here. This community has its own pool with water slide, theater, game room, store, parks, and security. This home is located by a children's park, which our kids enjoyed very much! The owners were great and responded quickly to any concerns. This home made our Disney trip magical!

6/16/09 -We just left the house a few days ago. The house is beautiful, and in a wonderful location. My girls spent hours in the children's park immediately across the street, and loved the pool They also thought the slide into the pool at the clubhouse was much fun. It is very convenient to DisneyWorld (about a 5-10 minute drive). The furniture is beautiful and comfortable. The air hockey table was a terrific hit. We would definitely stay there again. I highly recommend it!

7/6/09 - "Wonderful relaxing getaway!! "
From the time we enter the front gate we thought we had made the right choice. But when we open the front door of Ethan's Disney Dream House we knew that we had made the right choice.... It was BEAUTIFUL!! It was even better than the pictures.. We were looking for a place where our family could relax and enjoy themselves, and that is just what we had found. This was a wonderful place for a family getaway.... You had everything you needed for a relaxing time with your family... My husband and I took our son's family to Orlando for a family getaway, and that is just what we found. From the time we arrived until the time we had to leave it was a very enjoyable trip for everyone... Our grandchildren ages 5, 7 and 9, had the time of their life. They did not stop, unless they were sleeping. When we arrived they hit the floor running. Our granddaughter loved the princess room, she felt like a princess.. The room was perfect for her. She hates to have her picture taken, but here she was begging for us to take her picture on the bed playing the the princess dolls. She dressed in the princess outfits, danced and sang. She just loved it.. She would go and play with the kitchen set and then to the pool and swim.. Our two grandsons found the Starwars room to be their little hideout. It was nonstop for they, with the WII games, air hockey, movie theater and pool. And for the adults we just relaxed and enjoyed..... The adventures to the Clubhouse were great. The waterslide and pool, game room and even had a private movie scheduled in their theater. The playground was just out our front door across the street. You can always tell if children enjoyed themselves, if they are asking when can we go back again? This is really a wonderful place and we hope to be coming back again.

7/20/09 - We booked Ethan's Disney Dream House after another house we had booked fell through. We were pleasantly surprised at how beautiful the house is - probably nicer than our original house. Everything was perfect. The rooms were beautifully decorated, the furniture very comfortable, the pool and outdoor area perfect for us, our children and granddaughter, and the game/media room great. We all loved the air hockey table and enjoyed relaxing playing W I I and watching movies in the theater part of the room. Our granddaughter was so happy to stay in the Cinderella Coach room. The house was well stocked with all essentials, and it was so close to Disney and convenient to stores. The owners are so wonderful to deal with and were so accommodating to us. We will definitely recommend it to our friends and stay there again in the future.

7/21/09 - We had a woderful time in this beautiful home. Our 5 children from age 15 through 1 all had something to entertain them. The four year old had a special sleep over in the star wars room and our little girl loved the kitchen in the playroom. The pool was ideal and we appreciated the gates and alarms as a precaution. The decor in the home is gorgeous. We look forward to coming back!!

We spent every day at Universal Studios and it was easy to get to from the Dream Home. We had an issue with the keypad lock at front door and help arrived in 10 min-I was very impressed.
